this is a tough question unless you know if the utilities are and which ones, are electric,gas, oil, etc. ball park would be winter-$250-400 per month for a 2000 sq ft home. Hope this helps. Also, if you find a home that you like, the owner can provide you with this documentation.

You mentioned that you have an agent. I would question him if he is representing you with an agent agreement. He should be the one answering this question but I can tell you that here is a site with the real estate code of ethics and you can find the answer in there. See 1-7 & 1-8.
