Include Floor Plan?

Trevor answered:
In my opinion the more information you can provide a prospective buyer the better. therefore If you can supply a floor plan it will save both your time as well as buyers. If at all possible try and get a professional copy done, However if this is not possible make sure you measure each room and supply the dimensions on your own plan. I have seen floorplans provided in .jpg's which have scanned and uploaded to YouVu property ads, Some go one step further though and association of emotion icons (key points of interest to the plan)

Differentiation is critical in a competative market, outside of price what are you doing to differentiate your home from the 202 other properties advertised in the local area? If you are looking for a great way to showcase your home in a way that no one else in your area is doing try using youvu.com.au - its an online Virtual Showroom that Real estate agents around the world are hearing about...

Once you have created your Vurtual Showroom attach it to all of your online property ads including your agents website, listing portals, email etc...

If you can attach an image to an email you can use YouVu!!!

Hi LV Home Buyer

Try using http://www.youvu.com.au - YouVu allows you, your agent or photographer to create a Virtual Showroom for your property, its as easy as attaching an image to an email and anyone can do it. There are some demos on the home page which will show you how the ads end up looking. Very Professional even if you do the photography yourself. Once you have created an ad all you need to do is attach it to all of your online advertising (exactly as you would a Virtual tour or online tour/website link). - Sun Sep 7 2008, 22:20

Your ad looks pretty standard to me, the house could be presented a lot better.
If your quick you could try using youvu.com.au to enhance the ad considerably (its free for about another week, but only costs $40 to use anyway). just create an ad yourself with your own images then attach the link which is provided to the realtor.com listing. it doesnt take long... - Sun Sep 7 2008, 22:14

How do I get people in to see my town home???

Trevor answered:
Hi Oscar

Just wanted to expand on Linseys Point below re marketing with apropriate photo's. In todays internet savvy time poor world many people look online for property first and then come to see it in the flesh if they liked what they saw -i.e. if you have sparked their interest... The question for marketing is "Does your online ad have content that would attract you?". If the answer is no then try enhancing your ad with new images or even use a YouVu Virtual Showroom - http://www.youvu.com.au to really spark some life into the property. I guess the most important question you need to ask yourself is... Would you go and see your own property based upon the images you currently have? - Sun Sep 7 2008, 22:05
