Rose, What did you do with the FHA home that you owned? Do you still own it? If so it depends on how far away it is from the new home if you can go FHA. I really need more information to get you an honest answer. You probobly can go FHA again. When you go FHA you need to invest 3% of your own fund into the transaction( all of which can be a gift) You can get a seller assist of 6%. William, That is a good price & a Great Neighborhood. I grew up on that block & most of the same neighbors are still there,including my parents. That was a well maintained home , The people that lived there took great care of that home. It is also a Great location, especially for children. Most schools are all within walking distance. You have Liberty Bell Organization right up the street along with a playground & 2 pre Kindergartens. The stores are very convenient also. That is why they say Location, Location!! You can do 100% Financing .There is no Mortgage Insurance & The Seller can pay all the closing cost for you. I am a northeast girl myself, Born & raised. Gigi, With those credit scores you would qualify for FHA. With all the changes as long as you have a 620 or above you get the going FHA rates. With conventional & Fha mortgages, the rates are now risk based (based on your credit score) Also with an FHA mortgage you can get the seller to pay 6% towards your closing cost & prepays. However you must contribute a minimum of 3% into the transaction. That 3% can be a gift. Also with FHA the monthly MIP is only .50% & is tax deductible. You also need to be sure that you use a Mortgage Banker not a Broker. Mortgage Brokers are not allowed to originate FHA because they are considered 3rd party Originations & are not permitted by FHA. I am a mortgage Banker with over 16 years experience . There are alot of first time home buyers programs available however one of the requirements is that you have to have decent credit.it does not have to be great but there are credit standards now. Your best bet would be to start working with a mortgage professional that can help you with your credit & be ready to buy in a few months. - Tue Apr 15 2008, 09:46
