When the times are tough I would imagine buyers would be careful and stricter in valuation of features and locaton. So I don't get Bernard's argument. Many areas like East Palo Alto got hit severely than Cupertino, why? - Tue Oct 14 2008, 00:30
Here's your post on it and based on which I concluded you were following it.

Just like what I have predicted, the similar house sold for $700k+ recently. There is no reason this one is sold much less than $700k. - Sun Jul 13 2008, 18:11
That $607k transaction is not a actual re-sale one. It is listed as $540k in June and received 50+ offers. It is now pending. It shall be sold for over $700k. We will know its final price when escrow is over. - Fri Sep 12 2008, 18:07
Between 710 K to 720 K ? ? - Fri Sep 12 2008, 17:56
Agree with Bernard here. REO's listings have been always seductive than anything. - Fri Sep 12 2008, 11:51
Rouriel:
The point isthat I am surprised at your surprise!
"Never saw a REO listed so low before." - Thu Sep 11 2008, 22:49
No. There was a house (2400 sqft) in market listed for 765 K and ready to be sold for 700 K.
But list price has been in mid 500 K for 2300 sqft house. What you brought up is a REO listed price not sold price? So what I mentioned was that it is not surprising. - Thu Sep 11 2008, 22:03
Rouriel - Did you forget Montrose wy (2300 sqft) listed for 550K ?
REO list prices are farce, but this one is not as low as 550k. I recently saw one short sale that was ready for 700 K (2400 sqft) not the list price. I am not sure if they got a buyer though. - Thu Sep 11 2008, 21:21
I have heard from friends in San Ramon, that a sweep on foreclosures are expected next 3 months.
Lowering of interest rate hold it up. But I see many buyers not getting loan and properties are back on the market. - Thu Sep 11 2008, 17:35

Not only that, there is still a lot of building to do in Windermere. You can expect the builder discounts and incentives coupled with the foreclosure pressures to bring values down more in this are over the next 6 months. Interest rate increases will negate much of that savings as it only takes a one point increase to offset a huge price reduction. When looking at the overall cost and potential return on investment, be sure to include your time line for owning the property. This should have a big influence on your financing choice.
Respone:
Contrary to the above, Shapell is planning to build for next 8 years compared to Windemere where builders are in the final stages of the projects. High property taxes in Windemere makes windemere homes diffcult to sell without deep discounts. Now this fact added strain to the foreclosure woes. - Thu Sep 11 2008, 17:41
Right : I think this model should be reliable
L + C = HP
Land Value + Construction cost= House Price
How much is the Land value for typical lot of 3500-5000 sq ft in Widemere ? - Tue Sep 9 2008, 19:26
Per square foot pricing of Saville is 350$ as compared to 270$ for Centex or Lennar which 30% more. Why would any one buy in Saville is a puzzle to me. - Tue Sep 9 2008, 15:20
These are the cons of Courtyard homes
1. No Drive way for your self.
2. Mails: You can't just get your mails as you come from work
3. There is a no spacing between homes to do fencing. You can touch your neighbour's wall. As a sideeffect, much sunlight for some homes. Corner houses away from street are lucky.
4. Feels like a townhome.
Pros
1.If you have children they play in court yard without much concerns for safety.
2. Beutiful feels like a townhome.
If I can afford it I will stay away from Courtyard homes - Wed Sep 3 2008, 13:51
My question was with respect to courtyard style (as in Gale Ranch Veranda - Shapell) versus traditional style Windemere Saville-Brookefiled. - Sun Aug 17 2008, 00:38
Compare Brookfield - Saville with Shappell (Gale Ranch). Both have roughly same lot (3000 - 4000)
Shapell I think has wasted a lot of space for front yard. Though they give good look for the community, when the space is small I would like to have it for myself.
Saville has decent yard for a starter home. - Fri Aug 15 2008, 10:56
