ERIN, Sorry I didn't make it clear enough. I want to buy single family homes, so I think areas around LSU might not be suitable as students most likely want to rent apartment, condo or townhouses.
I kind of agree with IAN, and I think Gonzales, Zachary and Livingston might be better area to consider since they have better school districts.
IAN, when you say the "very hot market ... with righ properties", what do you mean by that? Are the prices for new construction SFRs pushed up artificially and temporarily because they are swamped by investors?
What are the areas that I definitely want to avioid? --- personally, I see a lot of homes for rent in Denham and the rental market does not look good for that area at least.
