Joshua answered:
Please no granite. Please.
I have been looking for some time now (waiting for a house I love while saving for a down payment).
I too do not want to pay for someone else's "improvements". If I see granite countertops, I add in what it would cost to take them out and replace. - Fri Aug 8 2008, 13:15

Garbage, water, etc.

Thank you both for your answers! I'm not currently working with a mortgage broker. Right now I am trying to put together a full budget, and figuring out what our down payment will be. I want to limit our mortgage to 417k. If I am correct, this is the conforming loan limit and will lower our APR.

Lisa - I appreciate the costs and link breakdown. Fyi...the link to your website is broken (there are some extra characters before the "www". - Mon May 5 2008, 12:34

Dave,
Thanks again for the info. Hopefully I didn't offend too many people with my granite vent, but I couldn't help it! The links you provided are really helpful. - Thu Apr 24 2008, 14:29

Fixer / Handyman special -

Joshua answered:
Thanks everyone. I had a feeling those terms would be 'elastic'. I appreciate you all confiming this for me and providing suggestions. Depending on the listing, I know how much I would have leftover for changes. Looks like I will need to hit the pavement when ready and bring a contractor as well. - Thu Apr 24 2008, 13:35

Thanks everyone. I don't have an agent yet. My wife and I are deciding towards end of year if we will be buying. I figure until we know for sure we are buying I don't want to waste anyone's time. We are looking at 380 - 420 so that puts us in Alameda, Berkeley and maybe Oakland (we also want sun aftet years of living in the outer richmond). I've just been eyeing listings for a few months so I know what we can expect and to get a bit more educated - this will be our first home. - Tue Apr 8 2008, 14:04
