I need to sell my house. What should I change or not change to sell it fast? I am thinking of granite tile

I have been looking for some time now (waiting for a house I love while saving for a down payment).

Thank you both for your answers! I'm not currently working with a mortgage broker. Right now I am trying to put together a full budget, and figuring out what our down payment will be. I want to limit our mortgage to 417k. If I am correct, this is the conforming loan limit and will lower our APR.

Thanks everyone. I don't have an agent yet. My wife and I are deciding towards end of year if we will be buying. I figure until we know for sure we are buying I don't want to waste anyone's time. We are looking at 380 - 420 so that puts us in Alameda, Berkeley and maybe Oakland (we also want sun aftet years of living in the outer richmond).
