Buyers will skip over you for 12 months if you are overpriced. Was this a joke or do you really believe what you wrote? Why would I waste my time with you if you are unrealistic? You can choose an agent who will do things the way you tell them, or you can listen to experience. Sometimes having all the answers yourself proves what you do not know. You have just proven that. You have 15 poeple tell you why it is better for your agent to be absent, and you compliment the yes woman who strokes you. Does this mean that you will also list with the agent who agrees with you on the price and advertising plan that you already know to be right? - Sat May 10 2008, 10:53

yes take the contingency, but only upon the firm agreement that your property will continue to be marketed as active and show that way in MLS. Tell truth to all agent and buyers. if you put in MLS as pending, you will not reach any more buyers. - Sat Sep 29 2007, 11:15

Difference between asking price and first offer

paul your business matthmatics leave room for improvement. by use of your numbers there are an exact equal number of buyers for all sellers. the market is balanced and all 100% of all properties would sell. 22% sold and the other 78% only did not sell because they are overpriced? so, if the 78% lowered, they would all find buyers? iIf not, then it isn't just about price. yours is not a realistic view of any market. - Sat Sep 29 2007, 11:04
