I also work at Vanderbilt and bought a place within walking distance in the Edgehill neighborhood. It is significantly less expensive than HIllsboro village, but just as close to Vandy and in the same Eakin Elementary school district. Consider the Edgehill neighborhood. I bought there three years ago and it takes me 8 minutes to walk to the edge of the Vanderbilt campus. It is the least expensive neighborhood within walking distance. On the down side, it has public housing. Good luck. - Tue Apr 29 2008, 09:03

I bought my home on Villa Pl in 2005 and have been renovating it since then. The tricky thing about buying a house in Edgehill is that comparable sales numbers do not tell you the complete story. A few houses have been completely renovated before sale, but most were in varying degrees of disrepair. It makes comparison difficult. So get the comparables, but then knock on some doors. For example, I bought my 2400 sq ft place for 200,000 (when it was a disaster), and have put in an additional ~150000. Good luck and welcome to the neighborhood. It's still the only affordable neighborhood within walking distance to Vandy, Music Row, and the Gulch, though, on the down side, it does have the public housing.
