I was a licensed realtor for 25+ years. If you are not embarrassed by your offer, you are offering too much, especially in today's market. I think you need to do a lot of research on the type of business you are entering into, I was also in the bar/grill business. This is a high risk business. I own a lake home in northwestern Bayfield county, WI. All the restaurants are for sale after the first year of new ownership. Sell time exceeds 5 years. Not your typical liquid investment. You may find as great or an even better deal from a highly motivated home owner that has their property listed for sale by owner or realtor listed. I live in MN, had a real estate license in MN for 24 years, including completing brokers course. My husband and I know 21 couples from our golf club that have purchased homes between Ft. Myers, Venice, Sarasota, Bonita Springs, & Naples, FL. No matter how you choose your property or who you work with remember one thing - if you are not absolutely embarrassed by your offer (low offer), you are offering too much.
