I have been a Real Estate Investor since 1986, I held my first Real Estate License in 1987.
I have seen the markets go up and down, and we did raised flags in 2006 warning investors to prepare for a market turnaround, but we never expected the present market conditions. We have always offered the lowest rates for hard money but as you will read on we are always ready to move as the market moves.
As the residential market slowed down in 2006 we shifted our eyes to the commercial market because historically it has been a solid market. We had the opportunity in 2006 to open up a Florida Branch with New World Commercial Lender, and for the next year we offered our clients the most aggressive programs ever seen in commercial lending. A 97% ltv for warehouses and multifamily, but the commercial market was just starting to decline and as a result we closed the branch office and looked elsewhere to survive the tidal wave of bank closures.
Today we are once again looking to the future and adjusting to the present circumstances with a clear foresight of where the market is taking us. We have associated ourselves with competent attorneys, bankers, and advisers in order to best serve our friends and clients. Our services include Loss mitigation, hard money lending, and we also have lending programs for business owners. Our Munne branch has Real Estate business opportunities for Investors starting at $150k cash. Our Projectz division has individual investors that will lend on land as well as Real property up to $200 million.

This is the perfect storm to purchase a home, prices are at historic levels,and the market is over saturated with properties that just won't sell. You do have a problem, with your credit at 524 you won't find a lender, but don't be dismayed, let's talk and we can possibly finance your dream home. If your income is right and your credit score can be repaired you may be able to get a hard money loan with no prepay penalty today , and once your score improves we can get you into a 30yr fixed loan. My advice is that you should rent for a while and get your scores up, and than make your move. I don't see this market making a turnaround anytime soon. It is your choice, but if you find a deal that you just can't pass up,and want to buy give me a call.

Welcome to the world of lending, I can assure you that you will enjoy the ride.
A few words of advice:
#1 Know the market,
Know the trends in the market, start where you are at! ,
you must know your market bether than anyone else.
#2 Specialize in the product! If you are going to lend to single family homes, stay focus, don't lend on properties that you are unfamiliar with , ex: a multifamily, warehouse etc. make no deals on a product that you are not familiar with. , there is no room for mistakes!
#3 Get proffesional help
Know the laws, hire an Accountant and a Real Estate Attorney! there is no shortcuts!
Last but not least, join an investors, club in your area!

I'm sorry to hear about your pending foreclosure.
You still have time to visit an attorney and stop the foreclosure. Find someone who is presently involved in foreclosures and loss mitigation. You have many options in todays market and you should sit down with at least two sources before making a decision. The fees and services offered will vary accordingly.
