If you have terminated your contractual obligations with the broker and the lock box is still there, file a complaint. Email AND call the MD. State Attny. General office with a cc. of your email and intentions to the MD Real Estate Commission in your area, AND the broker, advise them they have three work days to resolve the problem or you will remove the box yourself. SOMEONE will remove that box, guaranteed! Don't let the broker play you like this. Enough is enough with these shysters. - Fri Oct 3 2008, 08:40

First of all, thank you.

I have given definite guidelines of what my needs are. I will not list them here. I more or less wanted to find out what other folks thought about my dilemma. I have stated very specific needs and have really yet to have anyone come close. For example, I can deal with a kitchen without my counter top material choices, wall color doesn't matter, flooring doesn't matter, but the basics; at least two bdrms, etc., etc., etc., have all but been ignored. I don't want a house with five bdrms. I need a two car garage, please don't show me a house with only a one car garage.

I have said goodbye to those realtors.

I have been looking at realtor .com. The basic answer I get from local agents for THOSE houses are, "they are no longer available", "have multiple offers on them" or they are too far gone , ie.; trashed. The house next door to my house sold three weeks ago and closes in two weeks, yet it is still "actively" listed on realtor.com.

I will make a list of realtors to "interview" as you have suggested. In addition to your suggestion, I am now going to require my agent to send me the "hot sheet" everyday. When I sold my house in CA. , I sold it through an agent who found my house on the "hot sheet". I had an offer the NEXT DAY. Thanks again.

Jeff-Ginny- I have spoken with the broker-owner, to no avail. In fact he complained to me that he spends $70,000 a year in advertising.

There is no way to compare our house to others on our island , except in our subdivision, as very few homes on this island have such a high price point. We live at the end of the world. We never planned to sell this house, but things happen.

No, our agent has done absolutely NOTHING for us, no CMA, no open houses ("We don't do open houses here"), no advertising other than the FREE Realtor.com listing and the one on her companies website.
I cannot talk to this woman any more. She has been insulting and down right rude. Her boss is the same.
I KNOW we can get out of our contract, but for the next 30 days HER COMPANY gets 3% if we sell our house.

Our tax assessment is at least $100K more than ALL of the other homes "second row, with a view and boat slip. It is all online.

Because this is our second listing broker, our contract runs until Nov. 30. - Sat Aug 2 2008, 09:15
An appraisal done in April '08 was $899,000. We have a water view from all rooms. A house across the street , 2337 sq. ft., no upgrades, just sold for $826,000. The people who buy here usually live somewhere else, VA., NY., PA. - Sat Aug 2 2008, 08:48

I don't think I understand. How did the "buyers agent" have the keys to begin with? Were you not at the closing in person? The seller is still legally liable until funding. I think your agent was just as much at fault. - Sat Aug 2 2008, 08:37

I have tell you that I did not intend to be rude, and that I hope you DO find a suitably priced home in your quest, but that I am overhwelmed with having to serve foreclosure notices and do NOT want to serve one to you. As a public servant, I do not want to see any more of these heartbreaking situations to be perpetuated. If you had to deal with this issue everyday, you might lash out too.
