It's not all about price... It is about price, presentation and marketing.
Ask your agent how they will set the price - how they will advise you on ensuring that your property is market ready, and lastly ask them how they will market your home.
With over 85% of buyers searching online before they visit a property, your marketing strategy needs to be more than take a few snaps, put it in the MLS and putting a sign in your front yard.
Ask them to show you their marketing plan, and statistics on how successfull it has worked for their other clients.

Buyers want value today - price and presentation. Not price alone.
How will your propert look online and in person? What will your property say to buyers?

The April 2008 issue of Realtor magazine, a magazine for Realtors nationwide, states that curb appeal can be a major factor in a buyers decision making process.
It says that 82% of all real estate agents polled state that buyers will not look inside a property if the curb appeal is unattractive.

No matter how wonderfull the home, if it looks vacant, it implies neglect.
Staging your home for sale, and then taking the photographs to market the home allows you to avoid ‘empty room syndrome’.
