What is the best website to use for getting comps on rentals?

I run them on craigslist myself based on area and amenities. You can also look on register guard housing pages to get a feel for rents by area. http://www.city-data.com will break down rent paid by zip code. It is a broad brush approach, but you can spot trends that way (ie up or down, where most rents are clustered etc.). You can always look to a management company like Chinook if you as considering a specific property and they will give you a good idea before you buy. - Wed Sep 3 2008, 20:51

Today is is a buyer market with prices tending down weakly in almost every neighborhood. The better/more popular areas have tracked down a little less, but are still dropping with more houses than qualified buyers. The more outlying areas in Eugene have dropped the most at this point overall. - Wed Sep 3 2008, 20:46

What neighborhoods in Eugene Or feed into Sheldon High School?

Ferry street bridge and north gilham both go to Sheldon. Do not buy the open enrollment schtick because that is quickly changing in Eugene, so it does matter where you buy. Sheldon is a good school with a good athletic program. - Wed Sep 3 2008, 20:43

Laurel Hill neighborhood is funky hippie, but very nice. Neighbors are friendly and the houses hold their value well. Close to the University, but no party central type setting. The Friendly neigborhood is also funky, but with a very stable bunch of folks. I would totally stay out of Glenwood and River Road areas even though they are popular for rehabbers due to industrial contamination in both the ground and ground water that is ongoing. As for realtors, I personally used Emma Hamilton. Very good and straightforward. She is with Windermere http://www.windermere.com/index.cfm?fuseaction=agentOffice.A… If you want a more alternative type realtor that is still very good and gets unique listings I would try Dave Koester at Alternative Realty http://www.alternativerealtor.com/contact.shtml If you want something in the middle I would try Laura Marriot. http://www.marriottre.com/

Do not let anyone talk you into River Road houses right now. They fit what you are looking for, but the schools are not good there especially the high school and the contamination issues are really a problem even in areas not near the old railyard. If I were you, I would try to stay in the South Eugene High attendance area or maybe even Sheldon High. Stay out of North HIgh. It is a drop out factory and resale prices reflect that. Check out http://www.zillow.com and try http://www.windermere.com 's mapping capability to zero in on your best neighborhood fit. Schools are key since the current open enrollment system is changing rapidly in Eugene so make sure you like your neighborhood school.
