Not really, at least with some builders. Braddock allows you to return with the agent as well as some of the TB sales offices. I believe Brookfields in San Ramon also allows you to be back with the agent. - Tue Oct 28 2008, 08:20

Please listen to Paul's experience. Ask Trevi rep for a blank TB-buyer agreement and give it to your real estate attorney (NOT a real estate agent) for review. A real estate attorney charge in average about $175 an hour which would be enough time to go over a contract. If there is something smelly in the contract verbage but you still want to buy the condo the attorney can help you out by writing an addendum to the contract that would address all potential issues. I've worked with Trevi a few months ago and I did like their sales manager very much. She was pretty open about lots of things but she is not the one who will ultimately make a desicion about most of the things. It's made by the TB officers and communicated to the buyer through the sales represenative in the local office.
I didn't buy in Trevi because of the whole East Dublin situation with thousands high density units to be built over next few years including East Sorrento. Even though I sincerely liked the Sorrento development very much potentially I would have been in the situation like Paul if I would have paid the deposit a few month ago because as of now I don't want to buy and I would have been trying to get out of the contact. I've had a post regarding Cantara after I went to their sales office. Basically they told me that B&L's strategy was to price the new houses as low as possible to sell the inventory quickly. That said I was also told that there were no negotiations and no counter-offers for those who boutgh from B&L recently. Apparently they feel like they priced their houses low enough from the beginning to avoid negotiations. The houses are nothing special at all. I havent' see anything that deserves to be grabbed for the full asking price especially in this marker.
I think B&L is a bit overly confident in regards of how many qualified serious buyers out there... I've seen many times how those little "sold legos" were off the map b/c buyers couldn't get qualified. I'm somewhat interested in Aria model but only in the last available supply. I didn't like the current lots they are definately not the best of the bunch. And I hate the fact that the development has no amenities but they still will charge you a monthly HOA fees and not even include hazardous insurance in it.
When I mentioned Lennar selling their houses for less than 700k the rep told me that it's undersandable b/c Lennar is almost done with their Sonata (though I saw that there is a second part under development) and all they need is to get rid off of the leftovers. I wonder if B&L will follow the same pattern. They do have a lot of competition in the area that is for sure.

Just wanted to mention that it's Marino that has a living room and a dining room split. Rome has them on the same level. The sale rep mentioned that a few times when describing the Rome since they do not have a furnished model of Rome or Rome Elite. The sales manager at Cantara told me that Braddock won't do any negotiating because according to the builder they priced their homes so low that it should be sold at that price. For those who dealt with the builder already there were no counter offers and some offers have not been submitted by the sales people b/c they were way too low to start with. I see where the builder is coming from but negotiating it's in human nature. It's hard to come in to the office and grab the house for its full asking price... - Thu Sep 4 2008, 08:33
