Don't forget to take into consideration the rate of inflation when projecting your calculations.

Don't be misled by the agent listing photos alone. Only by seeing the properties in person will you be able to truly evaluate their value. I don't know how many times I've been let down in person after hoping the home would be awesome based on the pictures. Conversely I've been surprised many times in person by a home with poor photos in the listing.
