The reason why is simple, in 12 minutes you are in Manhattan, you do not need a car, there is no crime to speak about, old ethic neighborhood maintained imacullate by the old timers, public housing and crime localized to extremities of LIC not near the main train line, 10 minutes to LGA, easy access to GCP for LI excursions, easy acess to TBB for northern escapes, minutes from Shay and Yankee stadiums.
