Buy now. My belief is that the market in Fort Collins will be going up in the next 18 - 24 months, and if you're able to buy now, with the lower prices and low interest rates, you'll be in a good position in 6 years.

The rental market for upper end homes is harder to fill than for homes in a lower price range, but it is still possible. And, there are agents and property management companies out there that handle high end rentals.

Just make sure that you use an agent who will look out for your best interests, both in the purchase side and the rental side.

Is fort collins/larimer county considered a soft market?

I've not heard of our market being called soft. We're not appreciating in a crazy manner, which is good, but we're not going down in value, either. I would check with another lender and see what they have to say. It may be that this is a new requirement, and if so, then another lender will tell you the same thing.

Quit Claim or Trustee

I believe that the safest way to go is with the trust, and not put the daughter on the deed at this time. Reason for this (and I'm not an attorney, so don't sue me if I'm wrong) is I believe that the Inheritance Tax Exemption will protect the daughter from getting taxed on the property when it passes through mom's will. The property will be passed along to her with a new initial cost basis, so any gains will be computed on the increase in value since the inheritance, not back to when mom purchased the property.

Please talk to a financial advisor about this, as it's relatively easy, but you want to dot all the i's and cross all the t's.

Contact the City of Miami and speak to their Planning and Zoning Department and ask them if they have maps to download or purchase. Also, you might want to ask the person you speak with which Realtors are real movers and shakers in development. These are the people to call and have them keep you updated on announced projects. As I'm sure you know, the sooner you can put a new condo under contract, the more you stand to make on it as the prices go up.

What do you mean 7.94 for taxes? Colorado Springs does have a low cost of living, but there needs to be some more information before you can get good answers. Try the below to look up some values and maybe contact a professional there if you're considering buying in Colorado Springs. Candace Ranger has helped me many times when I've had a buyer or seller there.
