You may get a more satisfying answer if you were to clarify why you would like the flat fee. Are you buying and selling? Or strictly buying?
I have worked with buyers that feel they will get a 'better deal' if they pay the commission. There is nothing wrong with that and, as Thom from CA has mentioned, we have the ability to do so in our Buyer Representation Agreements.
