About Me
A dabbler would about sum it up. Perhaps, expanding; a tinkerer of life, an enquirer. Previous lives were as a textile worker, an engineer, a layer of management fat, a retailer, a renovator, a real estate bottom fisher... at 50 something I've dabbled and poked at all that has interested me. I keep coming back to real property and the emotions. Fascinating to no end. per Einstein, "Two things are infinite: the universe and human stupidity; and I'm not sure about the universe."

Now, why would you want to waste everyones time with that cheap spammy marketing? At least offer a little rah rah about how wonderful things are up there. Personally, Me thinks mountain retreats are one reason that nc is tolerable; it puts all the hooty snootys high in the hills so us local city folk have the downtowns to ourselves! Screening Tenants

Been there, did not do that. I have landlorded for many years and found that a good application with a boiler clause stating that should falsefied info be used; could result in civil and criminal charges. Seemed all the sites required a potential invasion or security issues, imo. You really want to deter the bad risks, and like a nice restraurant, they have ways to keep out the riff-raft without crossing the line. An application fee, is powerful, too...You could require them to submit a credit score. BUT, bear in mind good folks go bad. I had a sparklin lawyer, loose his job, try to stiff me.. SO, the defaulting has to be TIPTOP, for eviction. - Tue Jun 24 2008, 05:25

Walt, I'll have to go with Larry on that call. Although I might add that you raise a great point, it could happen. If it does, then a major slide could be precipitated.

For myself, I look for the continued success of RFMD, Analog Devices, Dell and other tech plays as being the real impetus for a strong base for the future. Transportation and distribution is expected and rather low paying. - Wed Jun 18 2008, 19:24

Is real estate in the Triangle overpriced?

Underlying all real estate values, imo, is sustainability. The water crises has tremendous potential to erode the triad and all southeastern values. The triad is in a most precarious position, in this respect.

Likewise, jobs and companies looking to relocate will weight this into their decisions; thus, a prudent decision would be to steer away, except for industries like trucking, which spell poor quality of life.

So, if you like trailors, trucks and the such;perhaps the prognosis is good.

Will RFMD and other new industry be able to make a stay. Not imo. The world is a different competitive place. - Wed Jun 18 2008, 08:35
