Anybody else fed up with Trulia?

Robert Rees Realty, Inc answered:
The nature of the business is that search terms and such are interpreted differently by each individual and it's very hard for a software program to "figure it out". That's why the personal touch of a REALTOR is and will always have a place in Buying & Selling Real Estate even if finding competent ones may be difficult. It's much easier to explain to an agent what you are looking for than to a computer program or website.

In the case you've described above, in the RE industry where I'm from Single Family Homes means the property has it's own separate deed, or a unit has it's own deed and tax record. Multi-Family is a property that has one deed for multiple units. (i.e. Duplex, Triplex, Apartments)

So in taking up for Trulia, I don't think it's a "content policing" issue as much as it is a "failure to correctly communicate information" such as the term SFR.

Hope that helps. - Fri Aug 17 2007, 13:33

As far as the results that you'll receive each is going to be equal. There is a term called Information Data Exchange (IDX), that allows homes to be advertised on the internet. Any agents that have a "free mls" are just using the same link to access data. Some may tweak how it's search (maps etc), but the information is the same - Fri Jul 20 2007, 06:46

You didn't really specify what your investing purpose is: Cash Flow or To Build Capital (Flip or Through Appreciation). Also what AREAS are you willing to invest in? Just around Harbor City?

Where you invest helps determine how you should invest. For a while here in the Austin area buying a fourplex meant negative cashflow, but they were appreciating at an incredible rate. Now Second Homes are doing well.

Just some things to consider to maybe add to your question to help you more. - Thu Jul 19 2007, 09:53

How is the market in New Braunfels, TEXAS?

Robert Rees Realty, Inc answered:
I actually handle resales and a couple of new construction in New Braunfels and I can tell you it's exploding. Multi-million dollar homes are now even being built in the area. There is plenty of opportunities for Commercial & Residential - Thu Jul 19 2007, 09:47

A fair offer would depend on if $59 is higher than the market value or lower than market value, right? - Thu Jul 12 2007, 11:10
