Don't time the market! No one on here can tell you where the market is heading. I don't care if they have a nobel prize in economics or 40 years of real estate experience.

If you have been itching to own for months/years, and you have found the right place, at the right price, that you can easily afford, and can live in for 7-10 years, then buy it. Short term volatility will shake out in the long term, meanwhile, you will be living in the house you always wanted.

If you have to stretch to buy it, don't like the location/property that much, or are just buying for "investment" purposes, then don't buy it.

I personally feel that if you are betting on trading up in 4-5 years, then you should wait and see how this market is going to shake out. You don't want to be stuck in a home that is worth 80k less than you paid for it 4 years from now. - Mon Oct 27 2008, 15:25

Bad Mortgage Broker, need advice

Since my broker didn't fill me in on the process, I have done my own research. It appears that it is quite common for a condo to not be FHA approved, which my broker failed to mention, and that a spot approval must be done by a qualified professional. Is that true?

Is Portola and Excelsior Safe enough?

I did some homework and walked the area.

My inclination is that this area is isolated and has a terrible reputation, but does not live up to it.

With the rare exception of Noe valley, schools and crime are pretty in pretty poor shape all over the city south of Geary and east of divisadero.

Hayes Valley, Panhandle, Western Addition, Lower Haight, SoMa, Much of Petrero Hill, Mission Dolores, Eureka Valley, Haight Ashbury, inner and outer mission, ingleside, and Bernal Heights and glen park all seemed to suffer from more crime than Portola. - Tue Sep 9 2008, 14:13
Thanks for the reply.

I forgot to mention that I lived in the ctiy for many years, my parents still live there, and I still visit all the time. That begs the question, why am I asking others about safety issues in Portola?! The reason is because my parents, and all of my SF friends, think Portola is dangerous, but I think San Fransico residents are a TOO cautious when it comes to "sketchy" areas.

I know the mission very well, and most of the city. THe mission is by far my favorite neighorhood. It has an east village/Williamsburg feel to it!!!

Unfortunately, I can't afford it, or practically anything in the city except Excelsior/Portola foreclosures. I once told myself I would NEVER live in Portola because it wasn't urban enough, but that was before it dropped 30%!

LA is massive,.

If you are an east village type of guy: Silver lake, Venice, "maybe" hollywood are your best bet.
If you are a greenwich villager: Los Feliz, Culver City, Mid-city west/beverlygrove, west hollywood
If you are a Tribeca/Upper Manhattan: Brentwood, Santa Monica, Hancock Park
Lower East Side Circa 2006: Downtown LA
Outer Boroughs: Valley
Long Island: Pasadena, Studio City, Burbank, Glendale, South Bay

Nothing in LA is like NYC, but I think these are good guidelines in general. - Tue Jun 10 2008, 20:20

The API has all of the schools listed

850+ for elementary
750+ for middle and high school are reasonable districts

920+ for elementary
800+ for middle and high school are very good districts
