In my opinion, JoCo has been, is and will remain the economic engine of KC. Now, that's likely to garner a lot of argument from outsiders of JoCo. (We all love where we live, right?) But look at the facts. CNN/Money has rated Olathe #11, Overland Park #9 and Shawnee #39 as the most livable cities in America. See this link...

All those cities are in JoCo. Lee's Summit over in Missouri is also on the list at #79.

While no place is recession proof in these tougher economic times I just can't believe you would do very well over any 5-10 year period of time. If you are planning on owning a home under 3 years you probably should just rent.

Are you looking for a personal residence or an investment property?

Personal residences are fully dependent upon what you like. Schools, neighborhoods, parks, transportation, location. So that's a difficult one to answer without knowing more. Personally, I live in Olathe which is in southern JoCo.

For investments (which I work with in abundance) JoCo can be very good but it's not as profitable as other areas of town like Blue Springs or Belton or other good areas.

How long does it take to hear back from the seller's agent?

Jerry just about nailed it. Banks are not as eager to lose money as some of the real estate gurus and media would have you believe. I have about 5 in negotiation right now with banks. I wouldn't expect more than two to work out.

Looking for a realtor

You are not bound to any particular REALTOR unless and until you sign an Exclusive Buyer's Agency Agreement. At this point, however, you can use any agent to show you the house.

A word of caution: If you call the listing agent (the agent whose name is on the sign) they will be working for the Seller regardless of how friendly they are to you.

You have a good history. So you might be able to get something done. Like the others said you need to check with a smaller, local bank. I would start with where you keep your business accounts.
