As a "professonal" of any stripe you have to do due diligence, but you have to also know that you "advice" you get from an internet site based on your cherry-picked "facts" are only worth so much. This thing where the lender is looking at zillow? Bizarre. Especially when Zillow shows no undeveloped lots for sale in the Hills. But then within the last couple months you have had both buyers and sellers back out at the last minute and bought a property with a tenant with no contingency to vacate, you are also looking appraisers for land that someone is supposedly listing...But if you needed advice to tell you "why don't you talk to the sellers" -- well, okay then.
