Does having an open house attract more buyers?

Very good answers. We worked with a Buyer's agent to sell our home and everything went very smoothly, including the closing. It was easier than cutting cake.

I've never gone to an Open House and gotten excited about a home. Just went to one last Sunday and I was turned off by much of what I saw, including two dogs in a large cage back near the laundry/utility room. The Seller should have removed the dogs before having an Open House.

as a Buyer I search the internet trying to pick out homes which I believe have potential to satisfy my criteria. After I get a few of them picked out, then I make an appt to see them. - Thu Oct 11 2007, 09:23

I also like the way they are so well tuned in with the internet and use it quite effectively. I agree that a good Buyer's realtor can earn his 'keep'. However, he/she must be good and also at all times loyal to his Principal (Mr Buyer).

However, when a Buyer's realtor ignores clear instructions from the Buyer and ends up working with the Seller's agent to just force a closing despite things not being properly taken care of under the terms of the Purchase Agreement, then that realtor becomes a Buyer's disaster. - Thu Aug 16 2007, 09:23

true that the Seller is the party normally paying the commission unless otherwise agreed. one thing that has to be clarified and that is a Buyer's realtor must always remain loyal to the Buyer's interest and listen to the Buyer. one of the worst situations a Buyer can encounter is where Buyer's realtor and Seller's realtor collaborate to push the Buyer into a closing where Buyer has legitimate unresolved matters such as title problems, encroachment and related problems. - Wed Aug 15 2007, 11:44

if a Buyer finds a home and then asks a Buyer's realtor to prepare and submit a written Offer to Purchase it, I see no valid reason why that realtor would not agree to a reduction of the standard share of his commission. - Wed Aug 15 2007, 08:27
