Generally, 6% will work with most of our loan programs. That is usually more than we need except on very small loan amounts. Sellers are likely to contribute to both if it is negotiated properly. This is a buyers market and sellers need to be accomodationd to sell their homes. This is where a good realtor comes in. The right realtor will negotiate just waht you need, communicate it with us and the process goes smoothly. I'd rather see you negotiate it all in, than wipe out your bank account. You'll sleep better.

As a Mortgage Broker, I have access to all of the best programs: conventional, FHA/VA, Jumbo...etc. My low cost/ high volume business makes me better than the banks on costs and keeps my rates LOW! I can also close loans FAST. Banks are sometimes limited. I choose the bank with the best program for you. And , the bank pays me ,not you:) SHOP ME AROUND if you like.
