Benefit of buyer's agent?

We engaged a buyers' agent for our current search for the geographical knowledge (we aren't that familiar with the area where we're looking), access to information (instant MLS listings, price changes, sold comps. etc.) plus rehab knowledge. If you've got all that already, and are a good negotiator, you might not need an agent! When we bought our last place, our agent didn't seem to do as much, and our lawyer was the one who seemed to do most of the work on the transaction. - Tue Jul 1 2008, 14:45

Thanks for your answers - this was good insight. After reading the below, it seems like the reluctance on the part of the agent we chose is more cautionary ("let's make sure you know what you're in for and get some building professionals to advise you") rather than financial. - Thu Jun 26 2008, 12:53

I live in Jefferson Park and the homes are certainly in your price range, but also a wide range of condition. A 3 bed/2.5 bath that looked completely gutted/renovated 2 blocks away just sold for $412k. New construction seems to be in the 600k range. Restaurants/shopsthings to walk to are more iffy, but transportation abounds (Blue line, 2 metra lines and 90/94) and safe, neighborhood feel. - Mon May 26 2008, 19:17

Advantages of using a realtor in my case?

I would say, given the circumstances, why not try? Unless you're in a rush, you can try first and always hire a realtor later. I would definitely mention buyers' agents are welcome and offer commission on the buy side. And definitely have a good attorney. We tried FSBO 4 years ago and weren't successful, but I think that in a place with easy comps and your ability to show it, you might be able to save a few $$$. We didn't have readily accessible comps (West Loop), weren't able to show it as needed, and eventually hired someone who did a great sales job. On our own, we were getting a few random inquiries here and there...with a realtor, we got more serious showing and eventually the offer. - Sat May 17 2008, 11:40

Actually "sells" home - attends showings

We chose our last agent through a flier she mailed touting her success selling another unit in our building for a great price. After interviewing several realtors, and talking to her past client in our building, we chose her. She was aggressive (sometimes even abrasive) but she was honest about her process (she wouldn't take us on unless we did a lot of decluttering and fixes, and was specific about us having our place spotless every day with fresh flowers) and sold for a great price within our timeframe.
