Actually it is not low ball offer. The agent helped me decide base on the sold price in the neighborhood. There are many houses put up for sale in the neighborhood and many are shortsales too. The fireplace/chimney is in the house I am planning to buy. The chimney inspector came and recommend to tear down and rebuild. It has the insulator plate cracked and it is thermocrete chimney built by Rampart general which was out of business long time ago. This type of chimney is pretty common in the southern CA. Both buyer and seller agent are the first time running into this Thermocrete. I have searched the web regarding this type of chimney, many recommend to tear it down. For safety (fire hazard/ CO2), I want it replaced. My agent are negotiating this issue w/ seller. She has a contractor come and estimate soon. I just want to make sure either I have it rebuild or get a fair credit to have the work done later. The fireplace is in 1 story family room which is in the back of the house, but the chimney is taller than 2 story bedroom part of the house. - Tue Jun 17 2008, 17:02
I do order my own termite along with home and chimney inspection. I wonder If i need to fumigate the house as my sister says. She is not any inspection, but she heard that every time ones buy or sell a house, he or she should have the house fumigated. Is this correct? sorry for my unclear question. - Sun Jun 8 2008, 20:44

Mr. Monaghan, why not 94587 is out of the mix? I 've heard they have good schools,; however, I don't have kids so schools are not important to me, but I heard it is good for resale?
