Yeah I would say it you buyers agent is not calling back I would call a different realtor. I mean if you looked at 25 homes and just left them for no good reason that is a little wierd. But if they are not calling you back for 3 days I think you are within your rights. On of the realtors on our team specializes in central Austin and would be happy to work with you.

There are a lot of factors. For instance if you are getting a decent price (dont trust online valuation widget), where exactly the house is located in the neighborhood, condition of the house and what kind of upkeep costs will it require, how big is your lot and what could a future owner do with the lot based on zoning and lot dimensions. All that said. In that price range I like 78751 and 78704. In 78723 you would not have the most expensive house but one of the more expensive houses. For amenties it really depends on what you are looking for.

This house is in area 2 (its a few streets north of crestview). Its listed for 152k and is a little over 1000 square feet.

I would look into the area south of Ben White. Its pretty close to downtown and you can find a house for under 160k.

I would call the city and ask. I have heard that more trains will run but they will cause less noise. But I would call the city and get it straight from the source.

I am a little confused on that as well. To me steering would be not showing people of a certain race some houses for sale. So if someone says show me everything that meet these criteria and I intentionally leave some out based on their ethnicity that would be steering. But we have to be able to recommend areas or real estate would be very difficult. In addition to Westlake you might like Highland Hills. It also has large lots, good schools and is close to town. I actually have a pre mls listing that should be coming up soon in that area if you are interested.

I would look in old Westlake. The lots are pretty large (over an acre). The high school is consistently rated as one of the top in the area. I think 3-5% below is pretty reasonable. In some cases you could go lower depending on the property.
