That's the market price, if people are not willing to pay that price, you got no customer, then you have to lower your price to attract them. I agree with Wai, "you get what you paid for", that also implies if you bought a cheaper house, then you got less service.
To Ak, I believe Ron and Ulli are willing to help out with your house matter, others do only if you pay 33% and more, and bear in mind that most people got at least 1% rebate nowadays. - Wed Jul 2 2008, 14:36

Most informations are transparent, they're all accessible from Internet, you simply click on google button and type in what you want then you'll get what you had to beg from your agent years ago.
Buyers, do your research, you can check school district (from county gov or from schoolperformancemaps dot com), future city plan (san jose gov website) and all the sale histories which can help you to make the best decision for yourself. Your agent DOES NOT guarantee your gain or loss, you take them all. Your agent is only supposed to help you go through the buying and selling process, clean all the contingencies, law issues, after that, he or she takes their commission and leave. They are not those bonds managers who have to constantly work on your investment during your ownership.
Who would tear for those subprimers? for those who bought in Tracy, Stockton, Gilroy years ago? for those declining market buyers?? None. Maybe when they made the purchasing, they had good times with their agents, years after, they lost big bucks, their agents kept their 3%.
My point is, all my friends hired agents willing to do 1~2% rebates, and they are 100% satisfied with the whole process. - Tue Jul 1 2008, 10:29
You will still need a buyer agent if you're the first time buyer, period, you never know what's gonna happen next, and if you don't want your work and life got disturbed a lot. But you definitely can ask 1~2% of refund from them, especially if you do your research work a lot. Most of my friends who made purchasing recently got at least 1.5% rebate. - Mon Jun 30 2008, 23:54

As a Real Estate "Pro", your job is to tell the potential buyer not to jump into an unsafe area, isn't it? It's just about less than a mile away I doubt how you can ignore that?
