Termite letter?

A letter from a termite company certifying that the home is termite free might help you sell your home. Then again it might not. I myself would wait until i had a buyer for the home.
Sometimes the buyer will pay for the inspection. If not then you will ave to get the inspection done at your cost. Just remember to get a reliable termite company to do the inspection.
I don't know where you live, but where i live out here in the south west part of Arizona we have a lot fly by night termite company's.If you have to get a termite company check them out with the better business bureau and what not before you sign a contract with them. - Sat May 31 2008, 06:25

The Realtor on both sides of this sale should have been aware of the city codes pertaining to the fixtures in the home being of the low flow type. If this were me being in your position i would try and get the realtor's on both sides of this sale to split the cost of getting a plumber and certifying that the fixtures in the house are low flow. The realtor's should deduct this cost from their commission that their charging you for the sale of your home.Why should you have to pay out of pocket money for something that they should have been aware of in the first place. Open houses draw thieves to your home. They come to your home not to buy but just to case your home of your valuables. Then they come back at a later date and rob you.

Most agents will charge you a commission fee of 6% of the selling price of your home that you have up for sale thru them. And there are some agents out there that charge less than 6%.
You are better off going with and agent rather than trying to sell it on your own. The agent will screen the clients for you as far them being able to afford your home. The way things are in todays world you just don't want to let anyone into your home that you don't know.
There are thieves out there just waiting to get into your home. especially if your selling your home on your own. And agent is your best bet. - Sat May 31 2008, 05:40
