County tax rates are determined by multiplying the county appraised value times the tax rate for the area. Home Insurance is also determined on the value of the home and your credit history. Please contact an insurance agent or I can send you a good referral. Mortgage Insurance or MI is determined by the amount of money you borrow. I have lived in Walnut Bend most of my life. The apartments in the area have had there bad moments but most of the time do not present concern. Walnut Bend and Lakeside hire extra daily security which is taken care of by sheriffs constables patrols. There is also a strong presence by HPD as part of the Westchase District area. I would love to sit down and discuss my neighborhood with you as it is a great area. There are certain parts of the neighborhood that also run a fault line thst you should be aware of. Please contact me or post any more questions about Walnut Bend. It has always been a great place to live and grow up.

I live in 77042 and do most of my work in this area. It is a matter of lifestyle really. Do you want a 35 plus year old home that may or may not have been kept up with but is closer in to town or do you want a new delux neighborhood with all the bells and whistles? I would say there won't be much appreciation difference in 5-7 years with either area b ut you are generally safer the closer in you get to town. Briar Grove Park has been very staedy over the years.
