Agent needed in Aurora & Oswego Illinois

Good Morning. I am an agent that lives and works in Oswego. As the auction is in 2 weeks I am hoping you have had the time to tour the properties for auction in Oswego. Southbury is a great subdivision, and will be a great investment over time. If you have not toured the homes, they are open on Saturdays for inspection.

My role in your purchase of an auction home will be to give your an accurate market value for the home you are bidding on, to insure you don't overbid. If you have already chosen one (or a few) let me know the addresses and I'll get to work on the market analysis.

As the sale is to be closed at the auction, you will need to have your financing in order that day, loan set and ready to close. Hopefully you do not need to sell your current home to make this purchase, as they will not accept a homesale contingent bid. I have a few reliable lenders that I work with if you need a second opinion on your financing.

As for your Aurora home, I have done quite a bit of work in and around Aurora, so I feel confident in that market. I can provide you with a market analysis for your current home, and would be happy to forward you my marketing plan. There are several places to go. Tax records are public information, and many towns and township assessor sites have recent sale information available, although it may take months for the data to be posted. You can also watch the local papers for this information as property sales and prices are public information. There are also several websites which carry sales info, and will actually generate a market analysis for you. Zillow.com is probably the most popular. Be careful of these sites however, as the info is not always accurate, as I have seen the estimates be as far as 20% off.

As already mentioned, the most accurate data will come from a licensed Realtor. We have the most up to date information on what has sold, for how much, and if there were any seller concessions. In addition, in a market like we have today, the properties that have just gone under contract are a more important indication of market value. This is because the market is still shifting, in some instances weekly. Because it takes, typically, 45 or more days for a property to go from an accepted offer to actually closing, closed sales data represents the market 45+ days ago.

As a buyer, the professional services of a trained realtor cost you nothing. The seller nearly always pays the commission, so there is no reason not to enlist the expertise of a realtor - Mon Jun 9 2008, 23:53

I do not believe Oswego has an official dog park, but dogs are welcome in the majority of the Oswego parks and on the trails, so long as owners clean up after them.
