I just relocated to the Memphis area in June. We are renting a home in Cordova now. This has been a great way to learn the area - there are so many things for sale/rent here (check Craig's list).
I have loved living here. We are in a nice neighborhood, close to shopping, and parks. I have heard that the schools are good also (but not quite as good as Germantown/Collierville). Prices in Cordova are much lower than Germantown and Collierville though.
However, once we are ready to buy I don't think we will buy in Cordova. As I understand it, Cordova is an unincorporated area, but it is slowly being annexed by the City of Memphis. The prices are much lower in Cordova, but it might not be a good long-term investment and it would be hard to re-sell in the next few years.
