About Me
In the current Mortgage climate with the new guidelines for Subprime, Alt-A and Fannie Mae, Florida market experience is what counts. With over 20 years of business experience throughout the State of Florida, I know it well. I was born and raised in Miami, so yes, I am a true Florida native. I went to college at Florida State University (Go Noles!). After living in Pembroke Pines, I discovered the Palm Beach area and have settled in the Palm Beach Gardens area for the past 13 years.

I believe communication is key to working with clients. I work with America's premiere wholesale lenders, which is how I can bring to you and your clients not only great rates but over 100 types of loan programs. Let me specialize a loan program for you and/or your client. The wholesale lenders I work with handle everything from perfect credit to having a few speed bumps along the way. When you receive a pre-approval letter from me, you should know we are going to close this mortgage. In addition, once I receive a contract from my client or realtor I will make sure everything that can be done is being done

Who are good lenders in this area?

Stephan, Great question! First off I am a licensed Florida Mortgage Broker. Now with that being said you must have a comfort level with the person you are dealing with. Remember once you meet with these people they should always be able to give you 2 items. 1. A Good Faith Estimate (an itemized list of how much your closing cost will be) 1. The Truth in Lending page. (otherwise known as a T-I-L)
I have found a true professional will have know problem handing you this information.
Also please remember any price can be beat if you feel shaky with the person odd's are you are probably right.

Zekedog, This is a great quesiton and one that really separates the Professional Realtors from the rest of the pack. In my opinion you should really be working with a professional to see what the local comps are coming in at and they make a judgement call. Please remember the bank can always say no and in many cases they will not come back with a counter offer. - Fri Jun 6 2008, 13:40

Zeke, Great question. Your Realtor can show you what the current taxes are however, please keep in mind these taxes will change come November. From the Mortgage side for peoples qualifications a good formula that I have found is 2% of the purchase price. If the purchase price is $400,000 your taxes should be around $8,000.

Holly, Phil really gave you some good advice. The lenders who hold the second DO Not have to go along. I have seen them hold out. Please don't assume anything in this market. If the property really does not matter that much to you than I would go along with what Phil told you and see what happends but don't be surprised if they say NO. - Sun May 4 2008, 04:59
