Lots of showings - no offers

Hi Julie my home isnt a townhome however it has been on the market since the beg of August. I have had no offers to negotiate with either. But we are going into Spring and this is truly the time people want to move,need to or are more serious. I have owned 3 homes and 1 sold in spring the other early summer. THis market is tough however just wait until March if u havent had an off then lower it., The reason as my realtor and many others have said the time frames in the past were not realistic to an average market. Usually takes 3 months whereas now about 6-8. Mine will be at the 6 month period in a couple weeks. I say if u are not in a hurry be patient, I am not in a hurry as i have someone living in my home and i live for free in another state with family so i can take it easy as i am still gaining equity, the tax deduction of owning my home and the only draw back is my stuff is everywhere, but all dealable, GOOD LUCK and be PATIENT - Sat Jan 10 2009, 15:01

Hi Larry, Well me being a buyer in another market down here in MO i agree with you but not 100%. I think every person who is looking at a property has a budget. Me also so i just look within my perameter if its outside it i dont care as i dont want that anyway. So price is and isnt an issue. The budget that i alot is what i can afford and it really comes down to location,layout,fenced in yard. etc etc. Me not being a first time home buyer cannot avail of the Govt rebate of 8000 plus and all so my only saving grace is that if i can actually find something i like then i will just get it. Loss on my current home or not i still need a place to live right? Happy house hunting to you. Chicago area has alot too choose from and to be near stuff is pretty easy to find. Where i am at its another story for sure. I need a ton of time to just look.

Hi all yes i am having showings, People like the house, no negative feed back,yes its posted and well advertised, sooooo its just no offer and i am fine with that as its winter and i guess unless people dont mind moving now this would slow people down. I am all packed actually so i just need a truck and 2-4hrs to move my things onto it. As i said its very clean no pets,kids etc there so no delay in anything. I have an excellent pay history, no credit issues, never ever forclosed, bankruptcy or anything financial to delay anything at all. I just had to move back home as a family member has a terminal illness and i must take care of them. This is my priority and i am lucky enough to have found a job close by them. So life happens and i wouldnt be trying to sell otherwise or have moved. The upgrades i made were for me as i love my kitchen and the house alot. It is nice and backs to a pond with a fountain i miss Chicago too. (not bad weather though)So as i said i will wait for spring. Actually I think Chicago market is alot better than West coast and certain U.S. areas. I am in MO now and they have no problem selling here economy and market is very very different people are still buying new construction and existing not alot of change really. Thanks again for your time and advise.

Thanks alot for your help. No my house is updated the kitchen has granite and i installed an island . The bathrooms are not stellar or huge so compared to newer construction that is a true downfall. I dropped the price again on friday so if price is the point then it has been dealt with. Is my home clean, yes, HGTV model friendly, yes, Do i have clutter, ZERO, Is it a nice paint color and pleasant, yes, so to all of your questions my answer is very simple yes. I LOVE HGTV and do take head to all of the advise that All experts give. I am right by I-55 so great to downtown and Midway. Just not the right time i guess. Thanks again to u all and to those of u who wanted to see it i believe my picts are good on realtor.com (20945 W Barrington Lane Plainfield Il 60544. My realor is Louann.

Plainfield taxes are alot better than Naperville/Aurora. I have lived in Naperville but the property tax just wanst worth it. However if you have kids in school it would be. I have a home for sale in Plainfield nice area and great deal for sqf. the address is 20945 W Barrington Lane plainfield il 60544
