That doesn't suprise me at all. We are selling a home and had an offer for 25% less than the list price, plus they wanted us to pay ALL closing, pay for any repairs from FHA, pay $3300 so that the buyer could qualify for an down payment assistant program, leave our ridding lawn mower, all patio furniture, and many other deamads. First we were furious, then we had to laugh. Our realtor told us the media has everyone believing that there is "blood in the water," that everyone who is selling their home is desperate due to market conditions and they really aren't that bad here. If the media would just stop people would start buying again and these crazy buyers wouldn't be wasting our time! I sure wish people would think before they make offers. Just because a home is on the market doesn't mean a person is desperate, it could be they just want a larger home. We did send a counter. We offer to come down $1000 our realtor said it would show the buyer we are set on our price but show that we were still willing to work. They countered and came up only $3000 with all other demands standing so we then sent a refusal to the buyer and our realtor told their agent that if they had a serious offer please let us know, but the demands and the extremely low price was crazy. Their agents response was, "but these are really nice people who want to move to your community." Our agent replied, "my clients are really nice too, and their home is worth every penny." We never heard anything else from them, but then they must not have been a serious buyer either. We have since had 3 other offers. I believe you should alway counter, but when it is obvious that the buyer is trying to tip you off, refuse. You'll always get another offer. - Mon Aug 11 2008, 21:28
