Thank you Chris. I don't *know* if I'm satisfied with my realtor. I don't know what's "typical" practice. I am getting frustrated with the lack of communication. He doesn't seem concerned at all that we've been on the market for almost two months and have had no showings. First he said the first 3 weeks were critical. Then when nothing happened, "it's summer/4th of july. things will pick up" and now he's saying he's starting to see some movement....at least with his other listings. I just find it hard to believe that it's ok that we haven't had one showing. Everything I've read (mainly here) mentions that if you haven't had showings...then you're priced too high. He doesn't think so. When I asked today what his plan was at the end of the month if we havent' had showings he said "we'll cross that bridge when we get to it". I guess i was expecting more pro-activeness. We're only on MLS and Realtor.com--I don't know if that's SOP in today's market. - Wed Jul 16 2008, 09:08

we just recently updated our photos and they look MUCH better. There is a similar unit that is for sale and my agent asked that agent if there were any showngs but she hasn't answered him. oh well.
We did do an agent openhouse about 2 weeks after listing. They all said it was priced right and showed well. Hence my confusion on the no showings. We might be priced a little high but not by much.

Thanks Greg. What kind of internet presence are you thinking of (if I can ask that). We've had no showings so far. I think the 2 bedroom (not three) and a one car garage are just not what people are looking for. We might be priced a little high now, but probably won't lower for a few more weeks. I guess I just don't know what is "normal" practice in this market.

Thank you Laura!!! He did mention that he is getting a few "interested" hits from the MLS. I'm glad you mentioned how often you contact your clients, I guess that's what's bothering me the most...the fact I have to initiate all contact and then it *still* takes 2-3 days to get a response.

Thanks Nancy. I believe we're priced pretty fair according to the comps. He was very forthcoming with that information. I guess I just was hoping for a little more pro activeness from his end. Also, is it considered normal to have no showings so far, just working off Realtor.com and MLS listing?
