Try Susquehanna County. It's past the poconos in N.E. PA (about 2.5 hours from Philly). You can can get really nice homes there for not much money. It's also home to Elk Mountain(best skiing in PA). We are selling our home which is quiet and secluded, only 6 years old(used as vacation home-like new), custom built, has rights to a 64 acre lake just a short walk down the road(great for fishing and boating), and not even 5 minutes from Elk Mountain. What is your favorite neighborhood in Northwest Philadelphia? Why?

Try Roxborough, I used to live there and can say it is a good neighborhood to raise a family. It's on of the safest areas in the city. It's right on the Philly/Montgomery County border. It very accessible to Center City via car or public transportation. Prices can range from the 200s for a 1500 sq. foot twin to almost 500,000 for a new 3000 sq. ft. single. Thoughts on Collegeville

Collegeville is a great area, but to get to Philly, you may want to consider more towards Harleysville. It's close to the Turnpike, which is a much easier commute than 422. Depending on your price range, there's some great new construction. There's also great public schools (Souderton School District) and Private schools (Archdiocese of Philadelphia). Put zip code 19438 into the MLS and see what you find. However, when searching, don't use century21.com or coldwellbanker.com, they only give you their listings. You'll have better luck with kw.com, weichert.com, or remax.com Good Luck w/ your search!!!!! - Mon Aug 18 2008, 23:29
