Thank you all for your input, we have received a good offer (absolutely a blessing from God for in the end it is all about what God's will is) for our home and are in the process of signing the contract. I believe that home owners can sell their home without reprsentation from a realtor, it is a matter of how much research and time you want to put into and becoming knowledgable in all aspects of how to sell, how to price, etc. - Thu Jul 10 2008, 12:03
I greatly appreciate all the answers I am receiving. I believe to have done my homework in all areas that have been mentioned. I currently do seek advise from a broker who has helped me alot and other sources, our listing is on the MLS and we do offer 2% to realtors that bring us a buyer. I will definitely not sign anything in which I do not have a real estate lawyer looking at first. The more information and knowledge I receive from others the more I know that I will not be taken advantage of, I believe the problem we may be coming across is buyers who just cannot afford the home and trying the best they can to get the lowest possible price. Thank you for your response, I have done my research and have received market analysis as well as had my home appraised by a certified statel licensed appraiser. We don't need to sell fast, we are selling $25,000 below appraisal value and considering our home is in great condition, definitely with much curb appeal, we are lower than some homes in our area that would need about $50,000 - $75,000 of renovation. We are willing to wait until some one offers what we believe is fair for both us and the seller. - Tue Jul 8 2008, 08:59
