From a Buyers/Homeowners perspective, it depends on if you want to live there and what kind of area you are looking for. Manchester is the biggest rent market but it is also the most "city" atmosphere. Nashua and Merrimack are more suburban and expensive. There is a large suburban part of Manchester as well but it is not quite as nice as Nashua and Merrimack in my opinion. Manchester is the best commuting option for those working in Boston. We had an agent broker house where 7 agents showed, 4 filled out info cards. Two said it was priced right, two said it should be lowered. Our asking price is the EXACT price the agent recommended initially and that was lower than we thought it would be but after looking at the comps, we were told and it seemed exactly where it needed to be. We have had one showing. Our house is listed at $280,000. The $5,000 reduction will get us under the closest matched homes in the area for sale. There are other homes in our neighborhood for sale that range from low $200's to mid $300's. - Sat Oct 27 2007, 10:06
To clarify, our Realtor wants us to drop the house by 10%. We do not. We only want to drop by $5,000 which is 2%. The biggest problem with sold comps in our area is that we are being told there aren't any. We were told that nothing has gone under agreement since June that is a comp and what we have to compare are some houses that are bigger and some that are smaller than ours. - Fri Oct 26 2007, 09:18
