Bill I sell all kinds of my property without Realtors of course. When I say homeseller I am not currently selling. I am actually holding my portfolio and occasionally picking up a property through my friend at the bank when some poor sap that was ignorant enough to get in way over their head can't afford it. I basically bottom feed and make a killing. The time to buy will be in the dead of this Winter when it has bottomed.

I had a college professor that told me in any market be it real estate , stocks, etc. The time to buy is when everyone is saying do not buy and the time to sell is when every Tom, Dick and Harry is jumping in to get rich.

I know you will say that I said don't buy, and that is because the last batch of ARM's is going to adjust in August. When people face the prospect of holding on to the property another Winter and having to pay heating they will drop to absolute bottom. Do you Realators have nothing better to do than post here all day? It can't be a great time to buy if your all sitting on your computers.
