Your best bet would be to discuss this with a realtor. I live in LC and think much depends on the location, lot size and of course the view. Mine is for sale in the SW area at $306 sf but does not include the extra 300+ sf in the finished daylight basement. People pay for a perfect view. seafairy - Tue May 6 2008, 01:44

I have a beautiful ocean view home, two car garage, 3 bedrooms, huge basement just remodled. Very private. And yes you can see the waves. The plus here is the lot is one of the largest in the area .26 acre and can even have a guest house built. What is your asking price as I am somewhat interested in a trade to a different area. I previously used mine as a vacation rental and did quite well. I came back to live here and did lots of remodeling.My dining room is right off of the kitchen, not really a formal one.
