I'm thankful that I raised this question and I'm more thankful that I have such a diverse range of input from different areas. My question more comes in route from different agents approach towards that scare tactics that come with possessing my listing. I've actually had an agent who was close to tears because I would not listen to those scare tactics. I have interviewed real estate agents and to be quite honest most (I cannot say all) seem to be a bit anxious and upset that the market is not in the same shape as it once was and people are beginning to resort to new methods for selling their own homes. I will tell you that I've had 2 offers on my home already and have declined them after showings and 1 was actually 2K off of my asking price. My reasoning is simple, I created my price based off of a real estate analysis that is accurate and true to where it should be. I did my research, I have my disclosure sheets and I am confident that my home has no flaws that I would need to cover up or seek professional help to represent. What happened to the simple task of an honest person actually being honest and having nothing to hide about their home? I think it's a bit odd that more people are not taking advantage of this route. Bottom-line, FOR SALE BY OWNER is a far more attractive method vs. using an agent. I understand that this will upset many of you, but agents are expensive. 6% to me, even in my small investment on this property is rediculous. I think that it's far too much money to pay someone. It is simply not worth it. I will sell my home on my own and I thank you all for your critique of my marketing efforts, I agree with much of this. Less greed is in store. My opportunity is a no brainer. I will rethink bringing an agent in though. I apologize if this has bothered anyone. I worked hard to build the equity in my home. No body, but myself has ownership in that. When the day comes that a real estate professional is willing to listen to what is to offered for their work for hire rather than setting it all up on their terms, than I will be more willing to put forth an ear to learn more about their services.
