My husband works in downtown Atlanta, too. He parks in the rideshare parking less than a mile from the house. He rides the Douglas County vanpool (New vans--very convenient.) We moved to GA 3 years ago. We live in Lithia Springs, GA -17 miles west of Atlanta. It takes them under 30 minutes to get to work (usually around 20-25.) Check out the crime statistics--it's low for us. Our neighborhood (Lithia Ridge) has 65 homes all under 4 years old and less than $200,000--some with finished basements. We have a 5 bed 3 bath (approx 2700 sq ft.) There are many kids in the neighborhood and the schools are close by. Shopping malls, etc. are in Douglasville--the next town over from us. Douglas County has low taxes. Lithia Christian Academy is in Lithia Springs Ga, about 17 miles west of Atlanta. There are many newer homes in that area well within your price range. We have a 5 bedroom 3 bath within 1/2 mile of the school--it has K-12 I believe. Lithia Ridge Subdivision is a very culturally diverse neighborhood with 65 homes in it all under 4 years old and well within your price range. As a home buyer this concerns me. How is this not "willful deceit" or a form of "Bait and Switch"? I don't think this is a good practice for agents to be in with the market like this already. It seems it would harm the home sellers property values that are located in the neighoborhood. The lower priced home that wil later sell for me is listed near a home priced fairly and correctly.
Please don't give into unethical practices. Some of the lenders and appraisers already did this, and now we are all suffering from their short-sided behavior. Remember your ethics training and your own personal values. Think how you would feel if you took time driving clients around to view these homes at $4 gallon, they get excited and think they are getting a good deal, only to find out someone is trying to pull a fast one on them. It may turn them off to their buyers agent (YOU) and the whole home buying experience.
Let's play fair here. You are all licensed professinals. We as home sellers and buyers need to be able to trust you, especially in times like these. Don't lie to people...just to get a deal. I'm disappointed to hear about this. I hope a housing commission and realtor ethics boards get involved on this issue and some licenses are suspended or revolked. If it feels wrong to you guys, who are trained in this and who know intuitively what doesn't seem ethical--imagine how an unsuspecting/uninformed buyer would feel. - Fri Jul 11 2008, 11:43
We have a 5 bedroom/3 bath home for sale in Lithia Springs GA 30122 ($187,900 approx 2700 sq ft). It is less than 20 miles from GSU. My husband uses the Douglas County vanpool and shuttles. He parks one mile from home at the park and ride. They take you right into the downtown area as well as other areas. You purchase a pass for the month saves on GAS and wear and tear. Lithia Springs has a VERY LOW crime rate. Our neighborhood is about 4 years old for all the homes there (Lithia Ridge). It's just an idea. It is still close to shopping, etc. Being on the West side of Atlanta the traffic is not as backed up as the North and South commutes. Look at Lithia Springs. More bang for your buck. It's is just off I-20 West and one exit from Thornton Road/Camp Creek Parkway-straight shot to the Airport. Very low crime...just look at the numbers.
