First of all, the price you list is far below other comparables in not only the specific neighborhood, but also in greater overall Dundalk. Prices are variable in that market and I believe its because of the variable conditions and locations you find in Dundalk. This is one of the better neighborhoods in the zip code in my opinion, and not only that but it is a water access community as well. The pictures of the community boat launch and park are included because they would be available to any potential homebuyer to use. We don't have any illusions that the house is waterfront and niether are we portraying it that way. For you to make a statement that is ridiculous. Any seller would naturally advertise the fact the these are amenities that appeal to homebuyers over a another house that is truly landlocked with no water access or community playground and park. We have seen other houses in this neighborhood advertise with 'water views' and list more than 5-10 pictures of the community boat launch! Now that's deceptive! This house is on the outer road loop opposite the waterfront lots and also is the cheapest house listed on Bayside Drive. The other homes on the interior roads of the community are listing for about 19K less. This house will get a new list price to make it more competitive with those. - Mon Jul 28 2008, 04:47
Just to stave off all of you bloodthirsty realtors....yes the house is listed with a realtor who has advised us on prices of other homes in the area and also on the list price on our house. They are also bringing in prospective buyers for walkthroughs - lock box and all...So, back to the orginal question - How do we get any offers whatsoever....the house has only been listed for 50 days or so, and in this market that isn't very long yet. We want to lower the price to make buyers more interested but also get fair value for the house. House address is 106 Bayside Drive. - Thu Jul 24 2008, 08:00
