Thanks, We did submit the offer at full price and we pay all closing. Our offer was cash price at closing and we made a $1000.00 deposit . Offer was accepted with one concession...that we pay $10,000 down, non-refundable if for any reason we did not close! Offer was submitted with the contract on our present home and proof that we would have the cash at closing. We declined. Turns out this is a Fanny Mae loan and we did not want the hassle involved. Thanks for all your help. I sold the house yesterday to another buyer who understood that I did not "inflate" the price! I received selling price and agreed to pay $4000 toward closing - a buyers (and agents) attitude goes a long way. As for as trying to get an agent to work for 1/2 price, that was never an issue, but paying 1/2 of their normal commission seemed a bit much since they did not sell the house (just showed up with the buyers) in addition to me paying over $5500 closing costs. Keith, to answer your question, I thought "will work with an agent" meant that an agent would help find a buyer, contact me, make appointments, show house etc. - THEN 4% would have been more in the ballpark.
