It's not that we're not getting showings - we just want to maximize our chances, and spending a couple hundred dollars for a brokers' open seems worth it even if there's the slightest chance it will help. I appreciate the opinion that it's a waste of time, but I also wanted to know what people recommend if we do decide to do this. Thanks to everyone who's contributed.

That is Nobska Lighthouse. It is an old and famous landmark and no, it is not included. The photo is misleading, but generally lighthouses are public property and are not for sale, especially for this price.
