Join the club! I have had my house up for 6 months. Plenty of showings, even two contracts, both of which fell through because of financing. We have lowered the price of our house to well below that of any in the neighborhood (about $30,000 less) which is why we are even getting showings and contracts. - Mon Mar 10 2008, 11:28
Thanks to all for your help. I think we will steer clear of this one. We are priced well below market at 515K since we did a pencil appraisal and it came back at 580K. We purposely priced way low to try to sell faster. - Mon Feb 4 2008, 09:36
I would if the house would sell! Hopefully early next year. We live right on Kendall Drive which is a busy street so not many takers, even at $20,000 below others in area. We are going to plant some ficus hedge across the front to block the street to see if that helps. - Fri Dec 21 2007, 12:26
No, he owns his own office so he is not charging us at all. He sent out postcards and put it on the mls and is doing all the paperwork for us and negotiating. The 3% is for the buyer's agent.
Thanks! - Fri Dec 21 2007, 11:55
The problem I am hearing from some realtors is that since we live on such a busy street most realtors wont even show the property to prospective buyers, even though it is the lowest price in the area and completely redone . So we really have no choice but to place it on the mls, trulia, sillow etc and hold open houses which are at the very least getting us some exposure (6-8) people each time we have one) A realtor came by the other day and said if we dropped the price 50000 she could sell it quickly. well no kidding. - Thu Dec 6 2007, 18:23
I would tend to agree with you about being polite, however to go so far as to talk me down in price and get my cell phone number to contact me the next day? That is what I dont get. This has happened 3 times now. Very frustrating. - Wed Dec 5 2007, 19:28
As a seller who has many open houses, I would absolutely split the difference of the savings of you not having a realtor. Obviously realtors will have a different opinion. - Wed Dec 5 2007, 19:16
