Thank you. I have but I am at my witts end. Litton Loan Svc has to be one of the worst Lenders out there, they just don't work with the clients and unfortunately things have gone sour.
Now would love some advice on something...according to my realtor they are considering a offer but meanwhile they have served me with the foreclosure proceeding papers, how does that work? Also my realtor's contract expires 5/22 and she tells me all I have to do is write a letter stating for her to continue for whatever months I choose, is that correct or should another contract be done? - Mon May 19 2008, 19:00
Well my realtor never had sent the documents via fedex/priority,etc. She had only faxed them and finally she upon my request called the Lender Litton Loan Svc and spoke to supervisor who sent her receipt of the 4th fax. At this point I don't think she has much experience in short sale and at this point too late. Well recently within a week of them receiving the contract they denied it and told me (homeowner) to fax over request for how much they are willing to accept or the realtor to do so as they would not give me the info over the phone. This was done by myself and realtor and nothing and again my realtor wants me to call and do her work and I told her no, that she needs to do so. - Tue Apr 22 2008, 05:59
Well it seems that the bank has lost the paperwork. I had called a month after the 1st contract and all the short sale paperwork etc had been submitted and they said it could take upto 60 days. Well I called last week as my realtor tried numerous times with no luck and they tell me 2 months later they have no such recorded conversation or paperwork. My realtor insist she even faxed over again 2-3 more times since. Realtor called and spoke to supervisor and was told to resubmitd and so called apologize. I have tried talking to the lender (Litton Loan Sv) til I am blue in the face regarding short sale. 1st they lost all the paperwork and until I got strong with my realtor she then called them and requested a supervisor and then finally paperwork arrived and they denied the offer but they won't give me how much they are willing to accept for the sale of the property and we did fax request as well and they have not contacted us. So by month end to next month we will start receiving paperwork of foreclosure proceeeding. - Tue Apr 22 2008, 07:28
To add to my question....If I miss 3 months of payments and have people interested in putting a contract is that ok.? In other words if house is in foreclosure or about to enter can you still submit contracts for short sale of home? - Tue Mar 11 2008, 09:57
I already have received notice that foreclosure would begin unless I pay and now I am two months behind. They don't wait 3-4months. I am trying for them to modify my loan so they at least get some payment rather than nothing until I sell the house. - Mon Feb 18 2008, 09:19
I have spoken with the lender and they will not work with me to put the missed payment at the end of the loan. I have even tried to get them to assist me in modifing my loan so that I can make some sort of payment instead of them not receiving anything. - Sat Feb 16 2008, 18:55
