What a nice day it was to go out and look at open houses, i do realize I am not exactly getting the full exposure not being listed on realtor.com but to my understanding there are brokers out there that would actually list you for a fee, as of right now I have set myself up to offer 3 and half just to see what happens, the reason why im not springing for 5 is in case I decide to get a bridge loan they are costly about 3 percent to get but I may find myself like many FSBOs out there listing later on, I am unsure but as of right now the first reasonable offer that comes knocking on the door, I will accept because theres plenty of good deals out there once I sell.
In response to the FSBO cutting the middleman maybe in some cases but do you actually feel the same way when the seller also has to make a purchase, I am just assuming that the majority of sellers will use the very same agent to buy it makes more sense to me, but that may not be the case some of the time. - Sat Jun 14 2008, 14:43
hi so i would just be better off instead of a cash bonus possibly offering 3 and half percent, also in response to the other post but when you work for a buyer dont you get half the commission rate anyways unless your the listing agent that sells there own listing its the full commission, im just surprised if someone actually had an interest in a property you would refuse to show it, for example you would get 3 percent for selling and then another 2and half to 3 percent possibly by me making another purchase because i needed a roof over my head in return thats like 5 and half to 6 percent right there. - Sat Jun 14 2008, 05:55
Hi I am in little egg harbor nj, I did email my house info including photos to agents, the reason why I posted the question is because they all responded that they would keep the property in mind and I was just wondering if the agents actually worked with FSBOs, by the responses I have been receving I see most agents work with FSBOs, the reason why I am selling FSBO is just in case I get a low ball offer I may decide to accept, it be easier not paying the full commission, I purchased the property I am trying to sell now as a cash buyer in 2003, and also invested some money in the property, because of the market Im trying to avoid a loss, and then hopefully maintain being a cash buyer in the property I am trying to upgrade too.
I am very confused about one thing thu I could understand the 3 percent being paid directly to the broker , but the cash bonus part that I also offer it has been mentioned has to also be paid directly to the broker, the bonus was included because I actually thought the agent would receive it 100 percent.
